Check a county property-data source
Match the jurisdiction, collection date and source scope before using a parcel or owner record.
Start with the jurisdiction
Use the five-digit county FIPS code to distinguish places with similar names. Postal city names and mailing addresses do not always identify the relevant assessor, recorder or court jurisdiction.
Read the coverage evidence
Estate’s property-data coverage directory is separate from the national Census county reference. A county existing in the reference does not establish that parcel or probate feeds are connected. Review actual source coverage and collection dates.
Keep documents separate
A research record and a signed agreement are different artifacts. If a later workflow uses BL Sign, verify any notarization or filing requirements separately and retain the authority’s actual receipt.
